Home prices dropped 3.3 percent year over year.  Although this theme seems recurring, there is good news to report.  If you are an agent, a homeowner or anyone with a vested interest in residential real estate, this figure would suggest a serious slow down in the decline of home prices.  Consider this:  During the height of the meltdown, appraisers would attribute anywhere from 1/2 to 1 and 1/2 percent monthly drop in home valuation.  That equates to to a mind boggling 6-18 percent decrease per year.  3 percent is a welcome change and although no loss is ever good, it does suggest that we are trying to find a bottom.

Foreclosures Boost Supply

The constant release of foreclosures into the sale stream is the major factor in the battle of dwindling prices.  And although low mortgage rates are luring buyers, the prices that homes are selling for still suggest that prices have further to fall.  The current inventory due to the massive amount of distressed properties available suggest that it will take more than a year to clear the market.
